What rules apply when I book a cottage or an apartment?

General conditions for renting cottages and apartments. Adopted by the Society for Sweden Tourism on 29 May 1990 following discussions with the Consumer Agency. If the landlord applies special conditions, these are printed in italics below. The minimum age to book a cottage / an apartment is 20 years.

Who is responsible?

As landlords we are obliged to ensure that:

  • You receive a confirmation of your booking and details of where you pick up the key.
  • Cottages / flats agree with the description. We are not responsible for promises that the owner or his representative may have made directly to you without our knowledge. (Try to get promises in writing for security reasons).
  • You are informed of any important changes relating to your booking.
  • You have access to the apartments of Sjungarbacken at 14:00 on the agreed day of arrival until 10.00 am on the day of departure.
  • You may use the other cottages/apartments from the agreed date of arrival until 15:00 pm. 11:00 on the day of departure.
  • Where departure cleaning is part of the accommodation the check-out time is 09:00 am.

When is my reservation binding?
It is binding when you have paid your deposit (or full rent) and you have accepted your booking.

When should I pay?
The registration fee must be paid within 10 days after we sent the confirmation to you. It will be deducted from the rent. The rest of the rent must be paid within 60 days before the agreed date of arrival.

  • If you have booked more than 60 days in advance the registration fee is 500 SEK / week / cottage plus cancellation insurance.
  • If you booked later than 60 days up to 22 days before your arrival the full rent must be paid within 10 days.
  • If you booked later than 21 days before your arrival the full rent must be paid at the time of booking.

What happens if I do not pay on time?
If you do not pay the fee on time, we have the right to cancel your reservation. If you fail to pay the rent, this is counted as a cancellation on your part and the rules for cancellation will apply.

What if I want to cancel?
You can cancel verbally or in writing to us or to the place that took your reservation. Cancellation is not valid if made to someone else or sent to the house / apartment. We are required to confirm your cancellation in writing.

  • If you cancel more than 60 days before arrival, you will not pay more than a service fee of up to 300 SEK plus cancellation insurance.
  • If you cancel within less than 60 days from arrival and you do not have a valid certificate, we keep 100% of the lodging price. If we manage to rent the house / apartment to someone else we will reimburse you with an amount equal to the new guest's rent minus the registration fee or cancellation.

But if something happens to me?
You can protect yourself against cancellation by purchasing cancellation insurance. It costs 375 per cottage / apartment. That means you can cancel up to the day before your arrival and get everything back except for a processing fee of 300 SEK + the paid cancellation insurance.

Cancellation insurance covers the following cases that you were unaware of when booking:

  • death, illness or serious accident, which affected you, husband / wife, partner, family or traveling companion.
  • call-up for military service or civil defense.
  • the occurrence of a serious event outside your control that you could not foresee when you booked and which means that it is not reasonable to ask you to honor your reservation, such as extensive fire or flood in your home.
  • termination of employment

You must be able to substantiate your cancellation with a certificate from a doctor, government, employers or insurance companies. The certificate must be received within 14 days from the date of cancellation.

What are my rights?
If the cottage / apartment is not supplied in the condition shown in the confirmation and we are unable to offer you another similar house / apartment, you have the right to terminate the contract. We must then pay back everything you have paid us, less the worth of the benefit you may have had from the cottage / apartment.

If you have a complaint you should inform us as soon as possible, preferably at 11:00 on the day after arrival. Defects which occur during your stay must be reported immediately, so that we get a chance to correct it.

You have the right to put someone else in your place and we must accept that person unless we have special reasons to refuse. You must then inform us before the date and we will then charge a rebooking fee of 100 SEK.

What are my obligations?

  • You must look after the house / apartment and follow the rules, instructions and regulations. Between 23:00 and 07:00, you should exercise the utmost respect and silence towards the other guests. You are responsible for any damage that occurs to the property and its contents, and which you, your fellow travellers or anyone else that has had access to the accommodation have caused. Violations of regulations on smoke-and pet restriction result in clean-up costs, from 2500 SEK.
  • Do not use the cottage / apartment for anything other than what was agreed when booking (normal leisure purposes) and you must not allow more people to stay overnight in the cottage / apartment or on the grounds than you stated when booking.
  • Kläppen Ski Resort has the right to terminate this agreement immediately if you or others in your party are a disturbance and / or cause damage to your house / cottage  or if the accommodation is not used for the intended purpose. In cases where the contract is terminated, you and your party have to move from the accommodation without refund of rent.
  • You must clean properly before departure, follow the cleaning instructions. If you miss this, we will charge you a fee from 2 500 SEK, depending on the cottage / size of the apartment.
  • All keys to your house / apartment must be left at reception at departure, otherwise a fee, from 500 EUR, for change of locks.

War, natural disasters, strikes, etc.:
You and we have the right to cancel the rent if the house etc cannot be accessed because of acts of war, natural disasters, labor disputes, major disruption of water or energy, fire or other events, as neither you nor we could have foreseen or influenced the events. We are bound to reimburse what you paid, minus the benefit you had from the cottage / apartment.

What happens if we do not agree?
Please contact us directly concerning any complaints. Errors that occur during your stay must be reported within a reasonable time so that Kläppen Ski Resort has a chance to correct it. If we do not agree, you can turn to the National Board for Consumer Complaints. It consists of an impartial chairman and a number of representatives of tour operators and consumers.

Other
The cottages / apartments rented by the intermediary is not owned by the broker, but only rented on behalf of the home owner. Standard equipment varies.
The cottages / apartments are equipped for self catering. However, guests bring their own bed linen and towels. Switching can take place on Saturday as well as on Sunday. Check dates of arrival and departure on the front of the confirmation.
The cottages / apartments distributed in accordance with directions. Maps and drawings give only an approximate picture of the location and space.
